Moving is stressful enough without carpet drama. But carpet sits at the center of two high-stakes moments: the move-out inspection, where dirty carpet can cost you part of your deposit, and the move-in, where you want the place clean before your furniture — and your kids, and your pets — arrive.
For renters, the math is simple. A professional carpet cleaning costs far less than a deposit deduction. Most Florida leases allow the landlord to charge for carpet cleaning if it is not done to standard, and landlord-priced cleaning is never the cheap option. Getting it done yourself, with a receipt from a real company, is the smart money.
For move-ins, the logic is different but just as strong. You are about to live on that carpet for years. The last tenant's dirt, pet dander, and spills are in there right now. Cleaning before your furniture goes in means every room is accessible, the carpet dries faster with nothing on it, and you start fresh. It is the cheapest clean slate in moving.
Move-out cleaning: protecting your deposit
Landlords and property managers judge carpet on move-out. They look for stains, odors, pet damage, and general soil. Our move-out clean targets exactly what they check: deep extraction on every carpeted room, spot treatment on every visible stain, and pet odor treatment if animals lived there.
We provide a receipt with the date and scope of work. Keep it with your move-out paperwork. If the landlord questions the carpet, you have proof it was professionally cleaned — which matters in deposit disputes.
One honest warning: cleaning fixes dirt and most stains, not damage. If the carpet is worn through, the pad is saturated with old pet urine, or there are bleach spots and burns, cleaning will not make it look new. We tell you this before we start so you can decide with real information. Sometimes the right move is a cleaning plus an honest conversation with the landlord, not a cleaning you hope performs miracles.
Move-in cleaning: start fresh
The best time to clean carpet is when the house is empty. No furniture to work around means we clean wall to wall — including under where the beds and sofas will go. Airflow is better with nothing on the carpet, so it dries faster. And you move your clean furniture onto clean carpet instead of the last tenant's dirt.
Move-in cleans also catch surprises. We find things in empty houses: pet spots the last tenant hid with furniture, stains under where the bed was, odors that were masked. Finding them before you move in means dealing with them now, not discovering them six months later when rearranging furniture.
If you are buying, schedule the cleaning between closing and move-in day. Even new construction benefits — construction dust gets into everything, including carpet, and a deep clean before move-in pulls it out.
For landlords and property managers

Timing your cleaning right
For move-outs: schedule the cleaning after your furniture is out but before the final walk-through. The carpet needs a few hours to dry, so book at least a day before the inspection. Last-minute same-week appointments are often available — call and ask.
For move-ins: schedule between getting the keys and moving furniture in. Even a one-day gap is enough. If you are moving in the same day you get keys, we can sometimes clean in the morning before the movers arrive — tight, but doable. Talk to us about the timing and we will make it work if we can.
